Who it is for

  • Architects designing a renovation or extension of an existing building
  • Structural and MEP engineers who need exact geometry
  • Developers and owners creating a digital copy of their building
  • Restoration teams working on historic buildings (HBIM)

Levels of detail (LOD)

LevelWhat it covers
LOD 100–200Building mass and main elements: walls, floors, roof. Good for concept work and quantity estimates.
LOD 300Elements with exact dimensions and placement: windows, doors, stairs, structure. The usual choice for design work.
LOD 400A detailed model at fabrication and installation level, for cases where individual details matter.

How we work

  1. Scope

We agree on the LOD, which elements go into the model and the formats you need.

  2. Scanning

We survey the building with a FARO scanner and prepare a registered point cloud.

  3. Modelling

The point cloud is loaded into Revit and the model is built on it, then checked against the cloud to catch deviations.

  4. Delivery

You receive the Revit model (RVT) and drawings produced from the model.

Frequently asked questions

Which LOD do I need?

LOD 300 is usually enough for design. LOD 200 is a faster, cheaper way to estimate quantities, and LOD 400 is only needed where detailed connections matter. If you are unsure, we will help you choose.

Which software do you model in?

We build BIM models in Autodesk Revit and deliver them as RVT files.

Can you model just one floor or a façade?

Yes. We agree the scope with you: the whole building, a single floor or only the façade.
